Under the law: the agent working for seller is owning an utmost good faith, fiduciary duty to work for their client's best interest, negotiation positions for their client (seller) not for their customer (buyer); loyalties duty to seller and to obtain the price must be advantageous that the agent could. The listings agent acting for both parties must get consent from the seller also:
Ø cannot suggest the price that the buyer should offer;
Ø cannot negotiation for the buyer behalf;
Ø cannot disclose information that can strengthen the buyer bargaining position;
